Below are a few helpful tips to prevent you from wasting your money. These rules and regulations help make community living at Nova en Scotia pleasant for everyone.
Any applicable call out fees or charges to fix, reset or respond to the situations below may be on-charged to either the resident or the Landlord. Please read carefully. If you have any questions please talk to the Building Managers, they are happy to help.
LOCKOUTS – For registered residents only.
- During offices hours it's free.
- After office hours it is $50. Please have your money ready.
Every tenant with a key, tag or gate remote, MUST be registered with the manager. Access will be denied if you are not on the register. All residents 12 years old and over must be issued with a Key set.
Please make sure you let us know if people move in or out of your apartment. (Flatmates, Partners etc)
ELECTRICITY ACCOUNTS – The provider in this building is BOSCO. Due to access restrictions to meters, the choice of power retailers is limited. Please see the Building Manager before signing up for your power account.
PHONE & INTERNET – If you are installing and need Chorus or your ISP installer to visit, you must book the Building Manager as they will need access to restricted areas.
Not booking will result in a $50 call out fee and/or a delay in your connection.
Lifts (elevators):
If you can't carry it in your arms, you must notify the building manager. The lift will be set on manual control so you may use it to move your things all in one go. If you try to hold the doors open, the lift will shut down. If it starts beeping, you MUST get in or out and let the doors close. If you don't, the lift will shut down and will cost you $500+ to make it go again.
WASHING MACHINE (Indesit brand Front Loader):
Use ONLY “Front Loader” or “Low Suds” type washing powder/liquid! Any other washing powder causes damage to the washing machine. If you damage the washing machine, you will have to pay for the technician to fix it. Upwards of $400.
Wait until the red light is flashing slowly before opening the door! If the red light is not flashing, that means it is locked. If you try to open the door when it is locked, the handle will break off and you need to pay the manager $70, or the appliance person $120, to come in and replace it.
After washing, leave the door ajar. This will air and prevent stinky mold build up. To get rid of smell and mold we recommend using a washing machine cleaner found at supermarkets.
Fire Alarms, Smoke Detectors & Sprinklers: HOW NOT TO CALL THE FIRE ENGINES BY MISTAKE
This can be the most expensive part!
Never remove or cover the smoke detectors with anything! Removing or covering them will send a pager message to the fire security company and they automatically send a technician to reinstate the smoke detector. If they send a technician, then you will have to pay the bill – currently about $300. (If you need to use a bug bomb with smoke, please come to the manager's office and we will advise.)
Never hang anything from the sprinklers! If you break the delicate glass filament, water will pour into your apartment. If water pours into your apartment, there will be a significant cost to repair and replace items sustaining water damage in your apartment and all affected apartments below you. Eeek!
If you burn something while cooking and your smoke detector goes off, DO NOT open the front door unless it is on fire and you are unable to extinguish it. Open the ranch slider door instead and air out the apartment. The alarm will stop.
The smoke detectors in your apartment will not call the fire truck but the fire alarms in the hallway will! When all 8 fire trucks come for a false alarm, you will have to pay the bill – currently about $2,000.
BY LAW THIS IS A SMOKEFREE PROPERTY!
This also applies to your guests and includes all indoor areas, the balcony, front entry area and loading bay.
If you or your guests must smoke, there is a beautiful park next door, away from the entry. Dispose of your butts thoughtfully. Keep our street clean! Persistent breaches may end up at the Tenancy Tribunal.
BALCONIES: People and Plants only. No washing or storage of any kind is allowed.
Got INORGANIC? Come see the Manager, we'll show you where to put it for collection. FREECYCLE small, working stuff in the rubbish room.
RUBBISH: Rubbish must be sealed(tied) in bags and brought to the Rubbish Room on Level B1 (right lift).
PLEASE DO NOT PUT PLASTIC BAGS IN THE RECYCLE BINS,
THE BAG, AND ANYTHING IN IT, WILL JUST GO THE LANDFILL.
MAIL & PACKAGES:
All mail addressed to you MUST have a unit number!
COOKING & KITCHENS:
The middle switch above the kitchen bench controls the power to your refrigerator, microwave, cook-top and oven. If the microwave or fridge isn't running, check that is on first.
WHAT IS AN EMERGENCY?
Please call the building manager ANY TIME DAY OR NIGHT for these reasons.
Suspicious activity – even if you aren't sure, call us. We don't care if is 2am!
Noise in the building – zero tolerance 24/7. Don't put up with noise. Call us day or night.
Water leaks
No Electricity
ONSITE BUILDING MANAGER is:
Office located in unit GB on the ground floor.
Hours: Mon, Tues, Thurs, Fri: 9 – 6pm.
Wed, Sat & Sun is closed and by appointment, or emergencies only.
If you wish for the manager to accept packages when you are not home please have it sent to your address like this:
